What does the Renters Place application process include?
Our application process includes; income verification, criminal background check, credit check, and rental history verification. For more detailed information please refer to our rental qualifications.

What is the application processing time?
The application process takes 3-5 business days or longer, depending on receipt of required documents
and landlord verification.

How much is the application fee?
There is a $50 application fee for every adult over the age of 18 living in the home.

What are the Renters Place lease terms?
Our standard lease term is 12 months.

What are Renters Place income requirements?
All applicants must make a combined monthly income of at least three times the monthly rent, and verified by W2’s, pay stubs, tax returns, etc.

What are the next steps after applying for a home?
Once your application has been processed, our application processor may contact you to request any necessary
documentation needed, i.e. photo ID, proof of income, rental history verification, proof of renter’s
insurance, etc.

What if I have a criminal background?
A criminal background check will be conducted for each applicant.

How important is my credit score?
We do not have a specific credit score rating. Credit is only one part of the application process. In
the case that an applicant does not have established credit, it is the sole discretion of the Renters
Place to determine if background and income verification is sufficient to approve the application.

What are the rental history requirements?
We will verify at least two years of acceptable rental history for each applicant. If your rental history discloses an eviction, a skip in the last 2 years or any unfulfilled rental agreements for which you have not made full restitution, then your application will be denied. If you provide verifiable evidence from the prior landlord that all balances have been paid in full, your application may be approved with conditions.

What kind of maintenance is the tenants responsibility?
Lawn care and landscaping, HVAC filter replacement, light bulb replacement, pest control, pool care,
snow removal, etc. are examples of resident’s responsibilities.

Do any of the Renters Place homes have a rent to own option?
Typically we only rent our homes.
