People think about property managers as being slumlords who collect rent and do little else except take all your money and nickel and dime you to death. That’s not the case, and today we’re going to go over a list of things that a Tulsa property manager actually does for you.
Leasing Guarantee
When we put a tenant in a home for you, you won’t be charged twice in a 12-month period for tenant placement. If your tenant moves in and then something happens and they move out in five months, before the end of their lease, we’ll have to find you a new tenant. But, we won’t charge you another leasing fee to put a new tenant in the house. We have a 12-month guarantee.
Marketing and Advertising
No one reads the newspaper anymore. Our online marketing is aggressive and results in short vacancy times. We send listings to about 40 different websites, so your property is all over the internet. We’re going to market it hard to get it leased quickly.
Tenant Appreciation
We work with tenants so our best ones will stay in properties longer. We respond to maintenance issues 24 hours a day and 7 days a week. We do giveaways and get involved with anything we can to prevent tenant turnover.
Tenant Screening
State and federal background checks are part of our tenant screening process, and we also check the sex offender registry. We make sure tenants are employed and earning income, and we talk to current and former landlords. It’s never a good idea to rent to someone who trashed their last place, so we make sure the tenants have behaved responsibly in the past.
Accounting and Documentation
You’ll get accounting and reporting services. A statement comes to you every month with your rental payment. Any time we spend your money, we attach a receipt to that statement. If we spent $45 on something at Home Depot, that will be forwarded to you. Our management of the bookkeeping saves you a lot of time and headaches. It also provides one centralized place for all your taxes, payments, and income. If you want us to handle paying your insurance and your property taxes, we’ll do that for you too.
Day to Day Details
A property manager will take everything off your plate; showing the house, screening, collections, inspections, insurance, property taxes, photos, move in and move out checklists, evictions, compliance, and all that stuff that takes up all your time. This becomes our responsibility. We also keep you out of legal trouble. For example, HUD has new rules every year and if you’re not aware of them, you don’t get to avoid them. You’re still responsible. We protect you and your property.
